Unless you are paying cash for your property, you will need to contact a lender to get pre-approved. If you are, paying cash you should get a proof of funds letter from your banking institution.
Getting pre-approved will allow you to know how much you can actually afford to purchase during your property search. You will need to submit paperwork about your income, assets, employment history, residency status, etc. to a mortgage lender. In addition, with having a pre-approval letter or proof of funds letter you will come across as a much more serious buyer than any non-pre-approved competitors when submitting a contract for purchase to the seller.
After getting pre-approved please DO NOT change anything, that affects your finances.

After completing the above steps your home search can begin. Once you find a property you want to purchase we would present an offer to the seller and if accepted we should close within 45 days.
